AG/APF JV Signs Lease for Bouwinvest’s Central Park Office in Utrecht

IWG, the worldwide leader in workspace, has signed a lease agreement to rent c. 5,670 sqm in the Central Park office building in the Dutch city of Utrecht.

Central Park is currently being developed in the heart of Utrecht’s new Central Business District by Angelo Gordon and APF International with 28,000 sqm of office space and 500 sqm for catering and food and beverage facilities. Central Park has been acquired by the Bouwinvest Office Fund.

IWG will lease the space from the eighth to the twelfth floor in the building. In addition, IWG will manage the general reception area in the entrance on the ground floor.

Central Park
When completed, Central Park will boast 22 levels with restaurants on the ground floor and a ‘central park’ in the middle of the building located at a height of 45 metres. The central park will be realized over two floors and will be a location where tenants can meet each other, share knowledge and network. Construction of Central Park started at the beginning of January and the complex is expected to be delivered in Q2 2021. IWG is due to open its doors in Q3 2021.

Sustainability
Central Park was designed by GroupA Architects and will be delivered with a BREEAM Excellent certificate. In addition, the building has a geothermal heat storage system to meet energy requirements while solar panels are located on the roof. Since Central Park is located next to Utrecht Central Station and close to the city centre, many users will come by public transport or bicycle, which they can park in the huge bicycle parking facility underneath the building.

Utrecht
Utrecht has a mature and dynamic office market and a growing number of companies are moving to the central station area. Utrecht Central Station has direct connections with Schiphol Airport, Amsterdam, The Hague, Rotterdam and Nijmegen, among others.
