The Bouwinvest Residential Fund has agreed to purchase 75 new-build apartments and parking places within the Parc Valère project on the Europaweg in Helmond, North Brabant, from Adriaans Projectontwikkeling. All of the apartments fall with the Dutch liberalised rental sector and are expected to be delivered by developer Adriaans Bouwgroup in early 2018.

Michiel de Bruine, Head of Asset Management Residential at Bouwinvest said: “The Parc Valère project is well aligned with the fund’s investment strategy of targeting mid-priced and top-priced rental apartments in attractive residential areas within the liberalised rental sector. We aim to double the size of the portfolio in the southern province of Brabant in coming years.”

Parc Valère is located directly besides the Goorloopzone, a green ecological park alongside the river Goor, next to the city centre and within walking distance of the Combicentrum shopping centre. There are thirteen types of apartments that vary in size between 83 and 110 sqm. Every apartment has its own storage facility and a parking place in a secured garage.

The first plans for a new development at this location date back to 2008 and were initiated by social housing company Compaen. The developed stalled due to the financial crisis and Compaen decided to sell the project. Due to the close cooperation between the municipality of Helmond, Compaen, Adriaans Projectontwikkeling and Bouwinvest, the project was successfully resurrected and carried forward. The original plan was made more sustainable through better insulation standards and the integration of solar panels, resulting in an energy label A (+++).
